Contracts Manager - Edinburgh

We’re hiring a self-motivated Contracts Manager with experience in dealing with multi discipline trades in the construction / renovations industry. The successful candidate will work directly with clients, contractors, architects and engineers to ensure the required deliverables fall within the acceptable specification and budget. He or she will coordinate with other departments to ensure all aspects of each project are compliant with current building & HMO regulations. The job may require some overtime hours especially around end of month deadlines. Reporting to: Operations Director

Responsibilities & duties:

  • Manage projects to ensure they are completed to required standards, on time and on budget.
  • Deputise for Operations Director as appropriate.
  • Meeting with sub-contractors to clarify the specific requirements of each project.
  • Monitor sub-contractor performance, specifically to analyse the successful completion of short & long term goals.
  • Meet budgetary objectives and make adjustments to project constraints based on financial analysis.
  • Develop project plans to be shared with sub-contractors and other team members.
  • Day to day operational issues for your cities, overseeing all aspects of property renovations.
  • Snag and sign off completed renovations.
  • Ensure all Health & Safety Compliance Regulations are in place and adhered to.

Skills & Qualifications:

  • 5 years’ experience in the construction / renovations industry
  • Ability to manage multiple projects at once to ensure no decline in quality control.
  • Familiarity with XL, Word, MS Office, Outlook Etc.
  • Experience in process improvement.
  • SMSTS Certification.
  • First Aid Certification.
  • Strong Health & Safety knowledge.
  • Time management & analytical skills.
  • Strong negotiation skills essential.
  • Excellent verbal & written communication skills.

Reporting:

Weekly on Performance of Work in Progress.

Day to Day:

  • Recruit, train, manage and be responsible for a team of motivated sub-contractors with an emphasis on cost control and quality.
  • Participate actively in department meetings
  • Identify new renovation and business opportunities

Stakeholders:

Liaise with Council Inspectors, carry out Council Inspections (Building Control & HMO), Architects, Quantity Surveyors, Structural Engineers etc.

Service:

Meet clients and ensure high level of customer satisfaction.

Teamwork:

Work as an integral part of Grant Property Team.
