Important Information

Placing an Offer

To secure your property you need to contact us and pay the advance part of the deposit.

Each tenant will need to pay £100 advance deposit and this will place the property Under Offer.

Please make sure you have the following details when you call us:

  • Each tenant’s full name, telephone number and email address.
  • Your credit or debit card details.

Once the advance deposit has been paid you have 7 days to complete the following steps.

Our Online Application

Once the advance deposit has been paid you receive email confirmation of payment and your tenancy details. This email will also contain a Unique Tenant Number to log in and start the online application.  The email will also contain the contact details for your Grant Property Negotiator, who will guide you through the application and answer any queries.

Identification

The following documents are acceptable. Student card, driving licence, passport or proof of National Insurance (pay slip/P60/NI card). Overseas tenants are required to provide a copy of their Visa or Work Permit.

References

Previous landlord, Agency or University Tenancy. Information needs to include a record of rental payments, advising if your rent was paid up to date and on time and the dates you occupied the property as well as the condition the property was maintained.

Employment Reference. This reference must confirm your employment details, with start date and length of contract. It must detail if your employment is on a permanent or temporary basis and most importantly cover your salary details. If you are a graduate or are about to start a new job, an acceptance letter or copy of your contract may also be accepted.

Guarantor Reference. Proof of income in addition to proof of current residence must be provided. Please note if you are a student in your first year a copy of your acceptance letter is required.

Credit Reference. Each tenant must provide a full credit reference. This report will confirm you have no adverse credit history or bad debt against your name. If you require a guarantor they must also provide a full credit reference.

All students must provide a guarantor or make a ‘non-guarantor ‘payment. Working tenants must earn a minimum of £21,000 or 3.5 times their share of the annual rent, whichever is the higher. If the criteria is not met a guarantor or ‘non -guarantor ‘payment will be required.

Guarantors – All Guarantors will require a full credit and reference check. A guarantor must be UK based and earn a minimum of £21,000 or 3.5 times the share of the annual rent, whichever is the higher. Guarantors who are retired or self employed are required to prove their income.

Non Guarantor Payment – Tenants can choose to pay a non-guarantor payment. This is an additional 2 months rent, which is then used as their last 2 months rent. This will be used at the end of the tenancy agreement providing there are no arrears.

Pay your deposit

Once you have completed the online application you will have access to our online payment website

please note that it can take up to 5 hours for your details to be uploaded before you will have access.

Sign your lease

Once all the information has been provided and your deposit has been paid, you can arrange to sign the lease. If you are due to move in quickly, it may be possible for this to be done on the same day and collect your keys.
